OH, JANUARY...YOU'RE A REAL ESTATE GEM!

With the rise in nationwide home sales, it’s no secret that the housing market seems to be bouncing back; however, while this positive press comes with more Americans who are considering a return to the real estate market, it may surprise some people that one of the best months to make an offer on a house is January.

Truth-be-told, there wasn’t much of an off-season this fall, so what that really means for both buyers and sellers is that conditions are prime for an outstanding market.  Still, while many in the real estate world consider January to be the beginning of the spring season, what actually makes it such a great month is the lack of warm temperatures.  Plain and simple, fewer buyers are apt to be on the hunt when the weather is chilly and harsh, so there’s often less competition and fewer bidding wars.

Still, for sellers, January represents a great time to focus on getting shopper-ready because buyers will often begin to come out of the woodwork as those early tax refund checks make their way to the bank.  About 60% of people who move choose to do so in the summer, so it makes sense that sales will begin to peek a few months into the New Year.

With this in mind, January is the perfect time to get a jump start on either making your property buyer-friendly, or for those looking, crafting the perfect plan to find a property which fits your needs.
