SELL YOUR HOME FASTER: BATHROOM STAGING

Just behind kitchen remodels, updated bathrooms are where buyers really want to see updates; however, when it comes to searching for the perfect home, a large portion of house hunters are still hesitant to spend too much time looking at washrooms when touring houses.  Generally speaking, bathrooms aren’t exactly a social place, so it’s not uncommon for us to feel uncomfortable about what goes on in the privacy of someone else’s space.

With that being said, most buyers only spend an average of three seconds looking into the bathroom of a prospective home, which means that for the seller, you have a miniscule amount of time to make an impression.

You may be wondering, “So, if buyers are only going to be peaking in, why should I worry about a little mildew in my shower or that threadbare bathmat?  It’s not like they will be there on move-in day.”  Truth be told, cleanliness makes a huge difference when it comes to making your house look appealing to a buyer.  Whether you believe it or not, it’s those tiny details which make up a whole picture, so break out some Lime-A-Way, and replace weathered cabinet hardware and towels.

Spas—we all love them because there’s nothing better than a clean, tranquil atmosphere.  Therefore, when shopping for things to use for bathroom staging, search for items which will create the illusion of a health retreat.  Don’t be afraid to check out discount stores such as Tuesday Morning, Costco, or Wal-Mart either.  They carry inexpensive accessories such as:

-Sea shells

-Bamboo or wooden trays

-Candles

-Calming green plants

-Sea sponges/bath brushes

-Fluffy towels, rugs, and robes

STAGE IT JUST RIGHT

Once you’ve bought the goods, it’s important to refrain from making things look too cluttered.  As I’ve said in previous posts, less-is-more when it comes to staging and you don’t want to make the countertop or vanity appear too jumbled. 

-Place a new rug next to the shower

-Put a stack of folded towels on a bamboo tray with several bars of scented soap

-Use candles to accentuate bathtubs

-Add in some greenery to bring life and color into the room

-Be creative: use twine or ribbon to tie the center of hanging towels

In the end, make it someplace you would actually want to spend time in.  While maybe not as important as the master bedroom or the kitchen, you will want your bathrooms to wake up and say, “BUY ME!”
