THE IMPORTANCE OF CUSTOMER SERVICE & MARKETING IN REAL ESTATE

As a Realtor, while many people assume that my job is all about buying and selling, the truth is that I am in the business of serving.  Yes, real estate is a way to make a living; however, unless I can provide great service to my clients, my industry potential is incredibly limited.  With that in mind, customer service is hugely important and it goes far beyond simply understanding what the client wants/needs.

The following points represent several key factors with examples to help illustrate their significance:

1.) MARKETING—This phase encompasses all aspects of the property; condition, location, school districts, amenities, etc.  Marketing a property requires effort and vision, the ability to see all of the benefits and disadvantages of that property, and the business savvy to present that property to you and potential owners in a way that makes sense.  A good marketer can identify value added options that can help you achieve your goal.

“[Pam and I] developed a marketing plan for the initial property, set up a timeline, determined what repairs and cosmetic items needed to be done to the property, and valued the property at a realistic market rate that maximized the property value in accordance with my goals.  She laid out her marketing strategy and included all of the marketing tools she was going to use to sell the property.”

2.) INDUSTRY TIES—A great Realtor will have ties within the industry to help homeowners and potential buyers secure the services of reputable contractors, lenders, photographers, landscapers, home inspectors, etc.  Part of offering good customer service means understanding what the client needs and helping them get it as soon as possible.

“This property had been active on MLS for 12 months with no offers.  Pam suggested a series of repairs that needed to be completed to expedite the sale of the property.  Having few resources, I queried Pam and was pleasantly surprised to find that she had referrals for competitively priced contractors and suppliers that do fantastic work!  I instituted repairs that Pam suggested, completing the work in just over a month.”

3.) COMMUNICATION—One of the most important aspects of serving the client involves keeping the lines of communication open.  A great Realtor will be available to not only answer your questions, but to take care of all the details that go into completing a sale.

“[Pam is] a true professional, an agent who is responsive and proactive.  She updates on activity and other issues with the property without asking.  She answers the phone!  She responds to messages quickly!”

4.) GET THE JOB DONE—Of course it’s important to feel like your Realtor has your best interests at heart; however, good intentions don’t sell houses.  At the end of the day, a great Realtor will get the job done because they know your goals and understand how to work within the market to make them a reality.

“At no cost to me, Pam hired a professional photographer to take pictures of the property.  The pictures provided were fantastic.  Pam then listed the property, created a website for the property, and proceeded to do her magic, marketing the property thru many different media.  The first offer came on the second showing (3 days after listing) and we subsequently had three more offers within 24 hours.  Nice to pick and choose, playing one offer against the other!  Remember, I had not had an offer on this property in 12 months.”
