Forsyth Real Estate Sales Continue Positive Trends

The resurging Forsyth market is attracting builders and developers to our county. Landowners now have an opportunity to sell at a price that hasn't been available for the past five years.

The October home sales in Forsyth County continue the positive trend we've seen develop this year.

The number of sales has increased 11 percent from this time last year. Perhaps the best news is that Median Sales Price has stabilized and we've actually seen a modest five percent increase over this same time last year.

Unquestionably the biggest story in our local real estate market is the resurgence of new construction - predominantly in south Forsyth (below Highway 20). Builders have bought up virtually all the developed lots. Understandably they are not building many inventory homes, so the majority of their sales are "pre-sales" which are not recorded in our MLS system. This means the 11 percent increase in sales is understated.

According to Tim Abney, the number one realtor for Keller Williams in the Southeast Region who specializes in land sales, there is a "window of opportunity" for landowners in south Forsyth. If you own land south of Highway 20, there are developers and builders actively searching for new projects. Tim says most owners will be pleasantly surprised at the value their land will bring.
