New Home Construction in Forsyth County

Last year began the resurgence of New Home Construction in Forsyth County.  The pace has certainly picked up in 2013.  Most of us have driven by subdivisions that were practically dormant for 3-4 years that now experience a steady flow of construction vehicles. 

According to our local MLS, new construction has accounted for 25% of the sales this year.   In reality, they represent a much higher percentage of our market and here’s why.  Builders don’t list their new homes in the MLS until they are in the sheetrock stage.  In visiting with 4 different builders this past Thursday, the large majority of their homes are pre-sales that are never listed in the MLS.    For example, Ryland Homes has a small subdivision in southeast Forsyth called Ravens Ridge.  The development process took a little longer than they planned, so 29 of the 31 homes were sold before the homes ever got to the sheetrock stage.  As a result only 2 of the 31 sales are in our MLS.

All indicators point to 2014 experiencing an even heavier concentration of new home construction in Forsyth County.  According to Tim Abney, who has been the top producing agent for the Southeast Region of Keller Williams Realty the last 2 years, the activity we’ve been experiencing the last 2 years has mostly been completing existing developments.   We’ve seen very few new developments.   Tim says new developments that have already been approved account for close to 2,000 new homes, and there are several additional projects waiting on approval from the county.

Although there are other pockets of growth around the Greater Atlanta area, it’s clear that builders and developers are in love with Forsyth County.   One of the sales managers for Ryland Homes told me there were 14 bidders for the land on one of their subdivisions.   As land prices continue to rise and the cost of building materials continues to increase, the prices of the new homes will also continue to increase.  It will be interesting to see how resales are impacted by the continued growth of New Home Construction in Forsyth County.
